Kevin M. Walsh is a founding and managing partner of Walsh Markus McDougal & DeBellis, LLP and heads the Land Use, Lending, and Municipal practice groups of the Firm.
He represents private development clients in zoning applications before municipal boards in all areas of Long Island. Kevin is Village Attorney for 2 Nassau County villages and is zoning board counsel in 3 Nassau County villages. He is special counsel for a number of other local villages.
Kevin’s success in negotiating significant land use transactions is partially explained by his experience in understanding of the needs of both municipal and private developers in land use matters. Kevin believes that sound land use development provides positive impacts for the developer, the municipality and the public. The challenge is to effectively and honestly present the benefits to all parties.
Prior to founding the firm, Kevin was a founding partner in Spellman, Walsh, Rice, Shure and Markus LLP where he ran the land use and real estate groups.
Kevin has been named a Super Lawyer each year since 2019. This recognition is the result of a multi-phase selection process that includes peer nominations, independent research, and professional performance evaluations—placing him among the top 5% of attorneys in his practice area.

Walsh Markus McDougal & DeBellis LLP’s real estate group provides experienced counsel to institutional and other lenders in residential mortgage financing and refinancing. Few firms on Long Island offer the same depth of experience, resources, and attention to detail. The Firm assists lenders through nearly every stage of the lending process and routinely handles up to forty (40) closings per week for a range of institutional clients.
The Firm also represents buyers and sellers in the purchase and sale of residential and commercial properties, working closely with real estate brokers to ensure that transactions are efficient, transparent, and well-coordinated.
Beyond transactional work, the Firm provides comprehensive guidance on land use, planning, and zoning matters. Its attorneys represent clients in the acquisition, development, construction, and financing of industrial, retail, multi-family, office, and other properties. They regularly advise owners, developers, contractors, and businesses on zoning approvals, subdivision and site plan applications, and compliance with environmental regulations, including SEQRA.
WMMD also assists with drafting and negotiating construction contracts, negotiating commercial and residential leases, and handling landlord/tenant disputes.
Additionally, the Firm has developed notable experience in the creation and development of privately sponsored, government-financed housing projects throughout Long Island, making this a growing area of focus and strength.
WMMD is a multi-practice law firm centrally located in Nassau County, in the Village of Garden City. The firm has extensive experience in commercial and residential real estate transactions, municipal and zoning matters, cooperative and condominium representation, foreclosures, complex commercial litigation, personal injury litigation, estate planning and administration, and appellate practice. The firm represents clients throughout Nassau, Suffolk, and Westchester Counties, as well as in all boroughs of New York City.
The firm has assembled a team of professionals uniquely qualified for the breadth of its practice. Its attorneys regularly represent clients in administrative and municipal hearings, as well as in State and Federal Courts at both the trial and appellate levels.
A consistent and growing source of referrals from past, satisfied clients stands as a testament to the firm’s dedication, expertise, and success. At Walsh Markus McDougal & DeBellis LLP, the priority is to pursue, as efficiently and professionally as possible, the compensation and outcomes to which each client is rightfully entitled.
